- 1. How much is the Rent?
- Rent is based on 30% of your income when you have rental assistance for all Rural Development buildings. The Heartland Building is a tax credit building, with rent based on 60% of your income. Click here for Rental Rate Sheet.
- 2. How much is the security deposit?
- The security deposit is the same as your rent.
- 3. Do you allow pets? What is the pet deposit? What kind and size?
- Yes. The pet deposit is $250.00 per pet. A dog, cat, birds. More information on our Pet Policy.
- 4. Are there other services available if my loved one needs help?
- Yes. See services and Links.
- 5. Are utilities included?
- All utilities in all buildings are included except in the Heartland Building you pay electricity. That usually runs around $30.00-$60.00 per month.
- 6. Do you have transportation to surrounding cities?
- Yes. See links
- 7. How do I become a member of Genesis Housing Inc.?
- You can pay $25.00 to become a member. Then you can vote at the annual meeting.
- 8. What role does the Board of Directors Play?
- The Board of Directors consists of 11 individuals, all with diverse backgrounds. The Board and the manager make decisions for Genesis Housing, following Rural Development regulations. The Tenants are welcome to come to the Board meeting.
- 9. Do you offer activities for Seniors or the Disabled?
- We have exercise class, holiday parties, monthly potlucks and coffee clutches. Transportation to the local senior center is available.
- 10. Do you have Planting Gardens?
- The brooklyn building has Genesis Gardens for planting fruits, vegetables and flowers. You can attain a plot for the season.
- 11. Do you have smoking buildings?
- All building is SMOKE FREE. If you do smoke you can smoke outside the building 75 feet away from the building.
- 12. Is the Manager on call?
- Yes. 24/7. General manager Tracie Meyer has an office phone and a cell phone. Phone numbers:

- 13. How fast does Maintenance respond? Who do I call?
- Maintenance responds quickly. If no one answers, leave a message and you will get a call back in minutes. The maintenance technician is Robert Owens.
- 14. Who is Rural Development?
- Genesis Housing is supported by Rural Development Wisconsin. More Information
- 15. What is Rental Assistance?
- Rental Assistance is assistance that Rural Development gives out on a sporadic basis. When available, the assistance is calculated and this reduces your rent.
- 16. Is there a waiting list?
- Yes.
- 17. If I move in on the second floor and I need a first floor apartment can I be put on a waiting list to move?
- Yes. Some people will take a second floor apartment and their needs change. You can be put on a waiting list to transfer to a first floor apartment.

- 19. How long can a visitor stay?
- A visitor can stay 14 consecutive days in a year.
- 20. Are my grandchildren allowed in the building?
- Yes. Of course they are!
- 21. Are appliances included?
- Yes. Each apartment includes a refrigerator and a range.
- 22. Where do I send my Rent check?
- Send your check to the general manager at 5015 W. Netherwood Rd., Unit #1, Oregon, WI 53575. We also have direct deposit for your convenience.
- 23. How big is the apartment?
- Medium size.
- 24. How many bedrooms does each apartment have?
- All buildings have 1 or 2 bedroom apartments.
- 25. My loved one needs Meals on Wheels. Can they deliver there?

- 26. Can my loved one live there if they need assistance like Home Care or a housekeeper?

- 27. Is there parking?
- Yes. There is assigned off street parking. There is handicapped parking and visitor parking.
- 28. Are air conditioners provided?
- In the Heartland building they are provided. In the rest of the buildings you can purchase an air conditioner frp, a Genesis Housing approved list if you choose.
- 29. Can anyone use the Community Rooms?
- Yes. As a tenant you can reserve the Community room for a party or family use, free of charge!
- 30. Are you a not-for-profit organization?
- Yes. Genesis Housing is a not-for-profit organization.
